Transaction Costs
Dubai DLD Fee Calculator
Estimate standard Dubai Land Department sale registration costs using the property value, official fee allocation and optional mortgage details.
Your estimate.
Enter the property sale value and select the map type to estimate DLD registration costs.
Inputs
What you control.
- Property sale value determines the 4% total registration fee and the applicable service-partner fee threshold.
- Allocation controls only the buyer and seller shares of that 4%; it does not allocate fixed transaction-level charges.
- Map type is selected explicitly because the official fee varies by map context.
- Mortgage amount and type are required only when the separate mortgage-registration estimate is enabled.
Results
What this calculates.
- The primary estimate combines the sale-registration total with an optional separate mortgage-registration estimate.
- Buyer and seller registration shares remain distinct from shared or transaction-level charges.
- Every fixed fee, service-partner base and VAT amount remains visible for auditability.
Formula and methodology
How the estimate is produced.
Sale registration = 4% of the sale value in total. The official split is 2% seller + 2% buyer unless agreed otherwise.
Service-partner base fee = AED 4,000 for a sale value of AED 500,000 or more, or AED 2,000 below AED 500,000.
VAT on the service-partner fee = the applicable base fee × 5%.
Sale registration total = registration fee + title deed + selected map fee + knowledge fee + innovation fee + VAT-inclusive service-partner cost.
Mortgage registration = 0.25% of mortgage value. Ordinary and provisional/Oqood registrations use their separately sourced service-partner fees plus VAT and configured title/admin charges.
Assumptions
Rules and values used.
Fee context reviewed 22 October 2026.
This calculator models standard sale registration through Real Estate Registration Trustee Centres. Fees may differ for other DLD service channels or transaction types.
The official sale-registration allocation is 2% buyer and 2% seller unless the parties agree otherwise. Fixed and service-partner charges are shown separately rather than assigned to one party.
Important limitations
How to use the result.
- Fee schedules can change, and alternative DLD channels may use different service-partner fees.
- Contractual buyer/seller allocation can differ from the official equal split.
- Transaction structure, service route and timing can affect combined sale-and-mortgage charges.
- Broker commission and VAT, bank processing, valuation, NOC, conveyancing, developer, insurance, utility and moving costs are excluded.
- This is not a complete property-purchase budget or an exact closing-cost quote.
Results are estimates based on the selected transaction details and the DLD fee context shown. Actual charges may differ by service channel, transaction structure, contractual allocation and subsequent rule changes. This calculator does not provide legal, financial or conveyancing advice.
