Formula and methodology

How the estimate is produced.

Loan amount = property price − down payment.

Loan-to-value = loan amount ÷ property price × 100.

Monthly payment uses the standard amortising-loan formula based on the loan principal, monthly interest rate and number of monthly payments.

For an interest-bearing loan: payment = P × r × (1 + r)n ÷ ((1 + r)n − 1), where P is principal, r is the monthly interest rate and n is the number of payments.

At 0% interest, monthly payment = loan amount ÷ number of payments.

Total repayment = monthly payment × number of payments. Total interest = total repayment − loan amount.

Assumptions

Rules and values used.

Regulatory context reviewed 22 October 2026.

CBUAE sets maximum mortgage loan-to-value ratios. Banks may apply lower LTVs or additional criteria based on the borrower, property and their own lending policies.

Under the regulation, the down payment is expected to come from the borrower's own resources. Lenders assess affordability separately, including income, existing debt, stress testing and internal credit criteria.

Important limitations

How to use the result.

  • This calculator does not determine mortgage approval, affordability approval, DBR eligibility, credit eligibility or bank-specific lending criteria.
  • It does not estimate property valuation, mortgage insurance, processing fees, valuation charges or mortgage registration charges.
  • A maximum regulatory LTV is not a guaranteed offer. Banks may use lower limits and apply additional assessment criteria.
  • Results are an amortisation estimate, not financial, legal or lending advice.

Results are estimates based on the values entered and the regulatory context shown. Actual mortgage offers, valuations, rates, fees, affordability assessments and approval criteria vary by lender and borrower. This calculator does not provide financial, legal or lending advice.
